The pitch of a roof can impact the speed of installation. For flat roofs, prices vary for fully adhered, mechanically attached, ballasted, and self-adhering approaches. Tearoffs require disposal.

In addition to the materials you commonly see on a roof, a roof system requires underlayment, nails, flashing, sealants, and replacement of warped or rotten wood. Commercial roofs may also require insulation.
