12 Warning Signs that Your Roofing System is Failing

(Don't climb on your roof! Instead, use binoculars from the ground, or call us for a roof inspection.)


1. Loose or Missing Shingles
Storms damage roofs of all ages. Older roof shingles that are loose or missing may have reached the end of their useful life.


2. Blistered, Cracked or Curled Shingles
Any shingle that shows these signs has reached the end of their useful life. Dry shingles that almost break when touched are also ready to be replaced.


3. Interior Water Damage
Stains on interior ceilings or walls are an urgent warning of a damaged roof system, although it may also indicate insufficient ventilation. You may also notice sagging ceilings or stained wood.


4. Dark, Dirty Areas on Your Roof
These color changes suggest environmental pollutants, vegetation, fungus, algea growth, or loss of protective granules.


5. Overflowing Gutters
Gutters that overflow indicate that your roof is not functioning properly. Also, be on the lookout for water that collects near your foundation, which can suggest a roof problem.


6. Granules in Your Gutters
Granules protect shingles from the UV rays that shorten the life of a shingle. They also add weight to protect shingles from strong winds. Over time, granules come off. If your gutters have excessive amounts of granules, your roof is ready to be replaced.


7. Damaged or Missing Flashing
Flashing is used when something joins your roof, such as a chimney or wall. If the flashing is damaged, water can easily penetrate.


8. Buckling or Sagging
If portions of your roof appear to buckle or sag slightly, your roof is not functioning properly. Roofs can sag on the slope or ridges. You may also notice sagging between the rafters in the attic.


9. Blistering, Peeling of Outside Paint
Possible cause: excessive moisture or high humidity due to poor attic ventilation.


10. Loose or Exposed Nails
Nail pops (loose nails) cause open holes, while exposed nails present a risk because water flows under the nail head and into your structure.


11. Attic Clues
Look for the following signs from the inside: a sagging roof deck, dark spots or trails, stained/matted/crusted insulation, sunlight shining in from the outside.


12. Changes in Heating or Cooling Bills
Drastic changes in your heating or cooling costs may indicate roof damage. A leak in the roof system could allow cold air in, forcing your heating costs to rise significantly. Insufficient attic ventilation can also cause heating/cooling system to run excessively.
